How Much Does AC Installation Cost in Highlands Ranch, CO?

Cooling a house in Colorado is a genuinely different problem from cooling one in Texas, and the right answer here is not always central air. Plenty of Highlands Ranch homes were built without it entirely, and for some of them a refrigerated system is the wrong purchase.

Three Ways to Cool a House Here

Evaporative cooling (swamp cooler)

Pulls outside air through wet pads. Water evaporating cools the air, which is blown into the house. It only works in dry air, which is exactly what the Front Range has for most of the summer.

For: running costs are roughly a quarter of refrigerated air. Installation is cheaper. It brings in fresh outside air continuously rather than recirculating. And it adds humidity, which in a Colorado summer is not a drawback.

Against: it stops working during the monsoon weeks in July and August, when the air is already damp. It needs a window or vent open somewhere to let air out. It requires seasonal start-up and shutdown, and a supply line left charged over winter will split. It cannot dehumidify, and it will not get a house as cold as refrigerated air on the worst days.

Central air conditioning

The conventional refrigerated system: an outdoor condenser, an evaporator coil sitting in the furnace plenum, and cool air distributed through the existing ductwork.

For: it works in every condition including the humid weeks, it dehumidifies, the house stays sealed, and it uses ductwork you already have.

Against: higher purchase price and considerably higher running cost. It requires existing ductwork, or a great deal of work to create some.

Ductless mini-splits

An outdoor unit connected by a small refrigerant line to one or more wall-mounted indoor heads. No ductwork at all.

For: the answer for homes with no ducts — which in Highlands Ranch usually means properties on boiler and radiant heat. Also the answer for a specific problem area: a finished basement, a bonus room over the garage, a sunroom, a home office addition. Each head is controlled separately, so you are not cooling the whole house to fix one room. Most models heat as well as cool.

Against: the indoor heads are visible on the wall. Per zone it costs more than extending nearby ductwork would, if ductwork already exists. Each head needs its filters cleaned regularly.

Which One Is Right for Your House

A straightforward way through the decision.

  • Existing ductwork, want reliable cooling all summer: central air.
  • Existing ductwork, cost-conscious, tolerate two humid weeks: evaporative cooling, or a swamp cooler plus one mini-split for those weeks.
  • Boiler or radiant heat, no ducts: mini-splits. Do not retrofit ductwork just to get cooling.
  • One problem room, rest of the house fine: a single mini-split head, not a whole new system.

That last one matters more than most people realise. If your furnace has five years left and your AC has none, replacing both together with a single heat pump system often costs less than replacing them separately over a decade — and it carries the largest rebates available on any HVAC equipment.

Ductwork repair or modification, electrical panel work, and asbestos handling in older homes all sit outside those figures and should be itemised separately on any quote.

Sizing at Altitude — Not the Same as a Furnace

A furnace is de-rated at altitude because combustion needs oxygen. An air conditioner burns nothing, so its capacity is not reduced the same way. What changes is air density.

Thinner air carries less heat per cubic foot. To move the same amount of heat, you need more airflow across the coil. In practice that means the blower has to be set up for higher volume than a sea-level installation, and the ductwork must be capable of carrying it without excessive static pressure.

Refrigerant charge is also affected. It has to be verified against measured superheat and subcooling in the actual installed conditions, not set from the chart on the side of the unit. A system charged by the chart at 5,900 feet will underperform quietly for its whole life.

Why oversizing is worse here than elsewhere

An oversized air conditioner cools the air quickly, satisfies the thermostat, and shuts off. In a humid climate that leaves the house cold and clammy because the system never ran long enough to dehumidify.

In dry Colorado air the humidity problem barely applies, but the short-cycling does — and it wears the compressor out early, heats the house unevenly because distant rooms never get a long enough run, and costs more to operate than a correctly sized unit. Bigger genuinely is not better.

The load calculation should account for the large west-facing glazing common in Highlands Ranch homes. Solar gain at altitude is stronger than the outdoor temperature suggests, and a calculation done off square footage alone will miss it entirely.

Adding AC Where There Was None

Common in the older parts of Highlands Ranch and very common in Englewood. If there is already ductwork feeding a furnace, this is a realistic project.

  1. An evaporator coil is fitted into the furnace plenum, above the heat exchanger.
  2. An outdoor condenser is set on a pad or a raised stand — raised is better in Colorado, so snow melt does not sit around the base.
  3. A refrigerant line set is run between the two, usually through a rim joist or an exterior wall.
  4. A condensate drain is run from the new coil, with a pump if there is no gravity fall.
  5. A dedicated electrical circuit is added for the condenser, with a disconnect beside it.
  6. The furnace blower is checked. An older single-speed blower may not move enough air for the new coil, which limits what the system can deliver.

That last point catches people out. Adding AC to a fifteen-year-old furnace sometimes means discovering the blower is the bottleneck. It is better to hear that in the quote than after the money is spent.

Where there is no ductwork at all, stop before anyone quotes you for installing some. Retrofitting ducts into a finished house is a construction project with soffits, dropped ceilings and lost storage. Mini-splits do the same job for a fraction of the cost and disruption.

SEER2 and Efficiency in a Short Season

SEER2 measures cooling efficiency, and salespeople lean on it heavily. In Colorado the argument is weaker than it is elsewhere, and it is worth understanding why.

Efficiency saves money in proportion to how much you run the system. A house in Phoenix runs its air conditioning hard for five or six months. A Highlands Ranch home runs it meaningfully for perhaps ten or twelve weeks, and cool nights reduce even that.

So the payback period on a high-SEER2 unit here is considerably longer than the brochure suggests. That does not make efficiency worthless — higher-end units are usually quieter, run variable-speed, and cool more evenly, all of which are genuine comfort benefits. But if the pitch is purely about the energy saving, ask for the actual annual figure for your house rather than a generic percentage.

Where efficiency does pay properly here is on a heat pump, because that runs in both seasons rather than one.

Ductwork First

The most common way money gets wasted on a cooling installation is spending it on equipment when the ducts were the problem.

Three checks belong in any quote. Static pressure measured on the running system, because ducts that are too restrictive will throttle a new system exactly as they throttled the old one. Return air capacity, because cooling needs as much air coming back as going out, and rooms with supply vents but no return path will never behave. Leakage, particularly on runs through unconditioned attic space, where escaping cold air is entirely wasted.

In split-level Highlands Ranch homes, duct balance is frequently the real reason the upper floor never cools. A larger unit does not fix that. How ductwork gets assessed covers the detail.

Rebates and Permits

Xcel Energy runs rebates on qualifying high-efficiency cooling equipment, with the largest amounts reserved for heat pumps rather than straight air conditioners. Federal energy-efficiency tax credits apply to some equipment. Programmes and qualifying model lists change annually, so verify against current published information rather than accepting a figure quoted in a sales visit — and ask who submits the paperwork.

Douglas County requires a mechanical permit and an inspection for a new cooling installation, and an electrical permit where a new circuit is added. The contractor pulls both, and they should appear as line items on the quote. The inspection checks the electrical work, the condensate arrangement and the line set — the parts you cannot see afterwards.

Installation Day

A straight central AC replacement where ductwork already exists is a one-day job, six to eight hours. A first-time installation runs two to three days.

  1. Power isolated, refrigerant recovered from the old system by EPA-certified equipment — it cannot legally be vented.
  2. Old condenser and evaporator coil removed.
  3. New coil fitted into the plenum and sealed. New condenser set and levelled on its pad or stand.
  4. Line set connected, brazed under nitrogen so the inside of the pipe does not oxidise, then pressure tested.
  5. System evacuated with a vacuum pump to remove moisture and air. This step gets rushed more than any other, and moisture left in a system causes acid formation and eventual compressor failure.
  6. Refrigerant charged and verified by measured superheat and subcooling, adjusted for altitude.
  7. Airflow and temperature split measured, condensate drain tested, permit filed.

Step five is the one worth asking about. A proper evacuation takes time and a micron gauge to confirm. Skipping it saves an hour and costs the homeowner a compressor five years later.

Where the Outdoor Unit Should Go

Placement affects performance and noise more than people expect, and it is easier to get right before installation than after.

  • Raised, not flat on the ground. Colorado snow melt and ice sitting around the base corrodes the cabinet and can ice the bottom of the coil. A stand solves it.
  • Shade helps, restriction does not. Afternoon shade improves efficiency, but leave two feet clear on all sides and five feet above. A unit boxed in by fencing or shrubs recirculates its own hot exhaust.
  • Away from bedroom windows. Modern units are quiet, but not silent, and they run most at night in summer.
  • Clear of the roof drip line. Snow and ice sliding off a roof onto a condenser destroys fins and occasionally the fan.
  • Not directly under a cottonwood. Obvious once you have cleaned a coil packed with seed, less obvious in March when the tree is bare.

Swamp Cooler: Seasonal Routine

If evaporative cooling is the route you take, it comes with two appointments a year, and skipping the autumn one causes real damage.

Spring start-up: pads replaced, reservoir cleaned of mineral scale, pump and float valve checked, belt tension set on older units, water line reconnected and tested for leaks.

Autumn shutdown: water supply shut off, the line drained completely, reservoir emptied and dried, and the unit covered. A supply line left charged through a Colorado winter will freeze and split — and the split usually reveals itself the following spring as water running down an interior wall.

Mineral scale is the other running theme. Hard Front Range water builds deposits on pads and in the reservoir quickly, and a scaled pad absorbs far less water, which is why cooling performance drops off in the second half of summer.

Four Mistakes That Cost Money

  • Buying on tonnage rather than a load calculation. An oversized unit short-cycles, wears out early and heats unevenly. Bigger is not a safety margin.
  • Replacing the AC but not the coil. Matching the new condenser to an old indoor coil undermines efficiency and can void the warranty. If a quote leaves the coil out, ask why.
  • Ignoring ductwork. If a room was hot before, a new system alone usually leaves it hot. Assess the ducts as part of the quote, not afterwards.
  • Retrofitting ducts purely to get cooling. On a boiler-heated home, mini-splits achieve the same result for a fraction of the cost and disruption.

  • Make, model and tonnage of the equipment, with the SEER2 rating
  • The load calculation result, not a square-footage estimate
  • Line set length and routing
  • Electrical work and any panel capacity issues
  • Condensate drain arrangement, and a pump if one is needed
  • Any ductwork modification, priced separately
  • Permit fees, both mechanical and electrical
  • Removal and disposal of old equipment
  • Manufacturer warranty and the separate labour warranty
  • Which rebates apply and who files them
  • Commissioning: charge verified by superheat and subcooling, airflow measured, temperature split checked

That last line is the one that separates a proper ac installation in Highlands Ranch from a fast one. A system that has been fitted will produce cold air.
