High-pitched screaming or hissing. Either a refrigerant leak under pressure or, rarely, a compressor pressure problem. Both need attention promptly rather than at your convenience.

Bubbling or gurgling. Usually the condensate drain, sometimes air in the refrigerant lines. Check for water pooling before assuming the worse cause.

A single loud bang on startup. Often ductwork flexing under pressure rather than a mechanical fault, and frequently a sign that static pressure is too high somewhere in the system.

Swamp Coolers: A Highlands Ranch Speciality

A meaningful share of homes here cool with an evaporative cooler rather than refrigerated air, and it is worth understanding because the faults are completely different.

A swamp cooler pulls outside air through wet pads. Water evaporating cools the air, which is then blown into the house. In dry Front Range air this works genuinely well and costs a fraction of central AC to run — often a quarter or less.

The common faults are mechanical and mostly seasonal. Pads clog with mineral scale and stop absorbing water properly. The float valve sticks and the reservoir runs dry or overflows. The water pump fails. The belt on older units slips or snaps. And every spring somebody discovers that the supply line, left charged over winter, has split.

The genuine limitation is the monsoon. During the humid stretch in July and August, evaporative cooling largely stops working, because you cannot evaporate much water into air that is already damp. That is why some Highlands Ranch homes run a swamp cooler for most of the summer and a small refrigerated system for those few weeks.

One thing that matters and gets skipped: a swamp cooler needs a window or vent open somewhere to let air out. Running one in a sealed house simply pressurises it and the cooling stops.

Faults by Brand

Trane and American Standard. Durable, and their outdoor units survive Colorado hail better than most because of the spine-fin coil design. Variable-speed control modules are the expensive failure when it comes.

Carrier and Bryant. Good diagnostics and widely serviced along the Front Range. Fan motors and control boards are the usual replacements.

Lennox. Solid equipment, but a more closed parts system. That shows up in year ten when a proprietary board costs noticeably more than a generic equivalent would elsewhere.

Goodman and Amana. Common in builder-grade installs across the newer south-metro developments. Capacitors and contactors go somewhat sooner, but the parts are inexpensive and stocked everywhere, so repair costs stay low.

Rheem and Ruud. Mid-range and reliable. Condensate and drain-related faults are their most frequent complaint here.

Is a Broken AC an Emergency in Colorado?

Usually not, and it is worth saying plainly rather than manufacturing urgency.

Highlands Ranch nights cool off. Even in the hottest week, opening the house after sunset drops the indoor temperature substantially, which is not true in Phoenix or Houston. A failed air conditioner here is uncomfortable rather than dangerous for most households.

Why Upstairs Never Cools
